Even if it doesn't work, I'm sure it wouldn't be hard to put some swivels on top and a lock on the bottom. If I had to guess I'd say that the exterior is still accessible but there aren't any pictures that show this side of the building. I feel like I don't have the right kind of car to keep in my living room though. What IS the right car..? I'm thinking... A Jag. Maybe an E30. Datsun 510? Help me out Oppo.

Another great one, and one of the cheapest options I’ve found so far. What is it about this style that I find so freakin’ appealing? Now when I look at standard Craftsman homes or “luxury” new construction I get sad. The industrial loft has stolen my heart.

The houses that are going for about $250k outside of King County have mortgages that are a little closer to the prices these apartments are asking for.

My kind of price bracket, tbh. $250k gets you a McMansion in Kansas.

Mortgage payments are usu ally less than rent. R ental rates have  to cover the mortgage payment, maintenance, overhead costs (the person answering the phone and writing the contracts), losses due to less than 100% occupancy, and profit.

I see spa ces that will be noisy, aren’t well insulated (increasing heating/cooling costs) , have lots of high places where dust will collect, and lack privacy. I’m not into that.

I love those exposed beams in the third one! I would take the garage door one th ough, and complete my transition into an insane person.

I remember seeing a drive- in living room in some real estate show once. The guy had an electric tilting platform underneath to roll the car out in neutral without fuming up the house .

I like the first one the best, not sure if the door works or if a vehicle is allowed through there based on the photos. Right next to the freeway, yet everything is within walkable distance. Capitol Hill bar crawl every night!

My concerns would be noise, insulation, lack of privacy (that’s a lot of glass to cover with curtains or blinds!)

Have you ever considered downtown Bothell?

Or just move to Everett and work out of Everett. That's what I do

I hear what you’re saying but l ook where he wants to live (downtown). I don’t see any home with a palatable mortgage payment compared to $2,200 for rent for a small space which is all he really needs . He doesn’t want a soul-crushing commute and he doesn’t want to buy right now. I politely suggested he entertain the idea last time, but honestly, this fits his current lifestyle.

That notion is a little backward - mortgages on the same type of property (condos/lofts) would be  less than rent for all the reasons I stated.

All the downtown markets  are inflated, although the downtown Houston market isn’t quite that bad. Strangely enough, the downtown Baton Rouge rental market is similar to downtown Houston, even though the city is much, much smaller.

Condos with any square footage also aren’t cheap here, and this is the land of the $500++ HOA. Property taxes aren’t too bad though, that’s the only saving grace.

Median home price in Seattle proper is 730K, not sure if that is detached only, or everything.

How about any examples that apply to him ? I found a few 600 sq ft condos in Capitol Hill. $2,200 mortgage with 20% down, PLUS $889 HOA dues. Bargain!!!

True, but I like the area I live in, as well as Seattle. Finding a $250,000 home could easily require a 3 hour commute every day, or worse. Not to mention even in Everett, Tacoma, etc., $250k is going to be practically falling apart, and potentially in a bad neighborhood too.

I’ve looked at this style of apartment for sale, and they basically start at $4 00,000 on the low end. Even if the monthly payments (+crazy HOA fees, being on the hook for maintenance, etc) ended up cheaper than renting.... I’m not about to spend that kind of coin on a down-payment for something that I’m unsure whether or not will fit my lifestyle.

Renting for a year will be a good test

I lived in downtown Bothell before it became the up-and-coming trendy place it is now (trying to be). I’d be fine with Bothell, but prices are veeeeery close to Seattle and Kirkland/Redmond/Bellevue.

Everett/Lynnwood would be great if I could just figure out a way around that dang commute.

DC suburbs. I work for a company that builds high end apartment buildings. The last company I worked for did the same.

Average rent in DC for a 1 bedroom is about $21 00 a month for a 700 sqft apartment. Average rent in Alexandria (where I live) is about $18 00 for about 750 sqft.

Everett is actually on the mend in some areas. I live on Casino Road, used to be a major hot spot for trouble. One of the apartments changed companies and policies, and things have improved.

Still a few vagrants on the side roads but they keep to themselves.

Addendum: Everett I-5 is Seattle levels of congested north of Everett Mall Way, up to Steamboat Shoal just shy of Marysville.

Oh I’m not saying it’s not. There are tons of fantastic places in Everett, and a lot in Lynnwood too. Renton is another great example. It's an absolutely beautiful city with a crazy number of parks per square mile, but it's still thought of as a dangerous area despite most of it cleaning up years, if not decades ago. But because of that....

They’ve all gone way up in value :(

I concur. North Everett neighborhoods are very desirable right now. But the ones in the northeast have back alleys and I used to rent there.

Didn’t help that meth heads were checking for unlocked garages  at 1AM. That was a couple years ago.

That is definitely an important aspect.

Yikes... I’ve yet to buy tires for the Volvo , and I’m not looking forward to it. The 205/50/15's on the Miata have spoiled me. T he absolute best 200tw s ummer tires are around $100 a corner, and cheap snow tires about $60 each. My neighbor spends roughly $700 per tire on his Corvette. Painful to even contemplate.
